Castlebank Quay is earmarked for a 22 acre Health & Wellbeing Spa resort by Therme.
This is currently in design with a planning application expected to be made in 2026 with development on site starting late 2027.
The site already features Scotway House, a circa 500 bed purpose built student accommodation development.

Therme Group announced Glasgow Waters as the location of its 2nd stat-of-the-art UK project. Therme Scotland will be located on our 21.5-acre Castlebank Quay site and is expected to be around 320,000 sq ft in size and to cost around £100 million to build.
The wellbeing resort will include a next generation indoor water park and hundreds of water-based activities with wellbeing treatments, art, nature, and technology, creating a unique experience ‘never before seen in the UK.
The resort is set to feature therapeutic mineral pools, warm water lagoons a, steam and sauna experiences and a health and wellbeing centre, as well as a vertical farm which will grow fresh produce to be used in the resort’s restaurants, bars and skin products.

Castlebank Quay is located at the West End of Glasgow is a high density residential area, comprising a university quarter and an abundance of boutique shops, artisanal coffee bars and some of the cities most popular bars and restaurants.
Approximately 40,000 people live within a 5-minute drive time of the site. The site is also located within walking distance from The University of Glasgow where c.30,000 students study on campus each year.
The site benefits from excellent connectivity by road and access to the M8 Motorway via the Clydeside Expressway and by train and subway via Patrick Station.
Scotway House is within walking distance of Partick Interchange, which connects the site to Glasgow City Centre and the wider city via train, bus and subway.
